We do have Allstate, State Farm and most other Insurance Companies in this area so if you have a preference for another company please ask me and I will provide you with a phone number or a source to get with a company of your choice.  The above are agencies that I have dealt with.  You will need to contact them and make the decision of who to use.

You will need to advise ME and your mortgage lender of who you are using within 10 business days of your closing so as to allow time for documents preparation.

HOME INSPECTION-Naturally I can not make that decision but I highly recommend to all my clients that they do a home inspection on all properties.

FOUR –POINT INSPECTION -If needed.

This covers ROOF, Electrical, Plumbing and Heating

This will be done by your home inspector and is needed on homes over 50 years old and in some cases homes older than 25 years old.  This needs to be discussed with you and your insurance company PRIOR to home inspection if at all possible.

MOLD Inspection-This is also done at the same time and it is your decision whether you want or not.  The air sample must be submitted to a lab and can run from 4 to 6 days to get results so this must also be taken into account PRIOR to your home inspection.  This is an additional charge to have done.
